Paperwork before keys

How the anti-money-laundering check works, and why we do it first

Why there is a check at all

Every property purchase in Spain goes through an anti-money-laundering check. Law 10/2010 requires it of agents, notaries and banks. We do it at the start, once, so signing day has no surprises.

What we will ask you for:
A valid passport or national ID, and your NIE if you already have one.
Incorporation deeds, powers of attorney and the beneficial owner, if you are buying through a company.
Where the money for this purchase comes from, and the document that shows it. A property sale, dividends, savings, an inheritance.
A short declaration on any senior public role, yours or your close family's.

How and when we ask

We ask before the reservation or the arras contract, through a secure link we send you. Never over WhatsApp. Only the team handling your purchase sees the documents.

How long we keep it

Ten years after the relationship ends, because the law sets that term. The legal basis is compliance with a legal obligation under Article 6.1(c) GDPR, and in these cases some data protection rights may be limited.

If something does not add up

The law makes us stop, and the deal does not go ahead. That part is not negotiable, for us or for anyone else operating legally in Spain.

Why this is part of the service

The discretion you are looking for starts here. We know who we work with, and you know who you are working with.

Questions before you start
