The house was built in the Menorcan language of the island rather than against it: lime plaster, arched openings, stone, and pale wood, with a mature olive tree framed by the living room window. What looks traditional from the street is a completely new house behind it.

The Residence

‍

The layout is open and deliberate. Large sliding openings pull the garden and the sea line straight into the living space, so the house never feels closed off from where it sits. Two living areas share the ground floor, each with its own built-in fireplace, and both open directly onto the terrace.

The kitchen sits at the centre of the plan, with a stone island, a breakfast bar and walnut cabinetry, and its own opening onto the outdoor dining area. Underfloor heating and central air run through every room, comfort that works in January and August alike.

Six Bedrooms

All six bedrooms are finished in the same lime plaster and pale wood as the living areas, with arched openings connecting several of them to their en suite bathrooms. One is fitted as a bunk room, which makes the house work for two families at once rather than one.

Outside

‍

A heated pool and private garage cover the basics most Menorca villas skip. The garden is planted with mature palms, olive and cactus, and a covered terrace under a reed pergola takes the dining table out of the sun without taking it indoors.

The Rooftop

‍

Upstairs, the rooftop is the real reason to buy: a jacuzzi, an outdoor kitchen with a wood fired pizza oven, and dining and lounge areas that look straight out over the Mediterranean. It is the part of the house that gets used from June to October, and almost no villa in the area has one built to this standard.

The Location

‍

Binibeca sits on the southeast coast of Menorca, in the municipality of Sant Lluís. It is best known for Binibèquer Vell, the whitewashed fishermen's village of arched lanes and low white walls that has become the most photographed corner of the island. The house is a short walk from the water, with the coves of Binibeca, Binisafuller and Punta Prima along the same stretch of coast, and the Camí de Cavalls coastal path running past them.

Sant Lluís itself is a working Menorcan town rather than a resort, with a weekly market, a handful of good restaurants and the island's calmest beaches on its doorstep. Maó, the capital and the deepest natural harbour in the Mediterranean, is fifteen minutes by car, and Menorca airport is closer still, which makes the house realistic for weekends rather than only for August.

The whole island has been a UNESCO Biosphere Reserve since 1993. That status is why Menorca looks the way it does, and it is also why new construction of this size and quality almost never comes to market here.
